TALK TO A REAL PERSON
24/7
Buying your dream home in Raleigh is already a stressful adventure, but should you go for that house that had massive flood damage in the past?
Once you had decided that you are willing to take the risk on this water-damaged home, the first thing on your to-do list before closing is to get a home inspection done. During the home inspection, the inspector will check for hidden defects (cracked foundation, leaking or damaged pipes, leaking windows, or damage to the structure of the home). A detailed report will be provided on all water damage and mold throughout the home.
You will then need to hire a contractor to come out to your soon-to-be home and give you an estimate on all the repairs, including all items listed in the inspector's report.
With the cost estimate for repairs and the building inspector's report in hand, you should sit down with your realtor and work on drawing up your new offer on your dream home. Always take a close look at both reports and ask any questions you may have before you submit that offer. Ensure that you get all reports, estimates, and changes to your offer in written confirmation. This will come in handy in the future when you get ready to have those repairs done or if you need to resubmit your offer on the home.
Now that your offer has been accepted and you are in the closing process, the last thing on your to-do list is to review your home insurance. Check with local insurance agencies to find the best plan for your home. Your insurance might be higher at first than you expect. Due to previous water damage, you may be unable to obtain insurance for your home, in which case it might be the right time to re-evaluate your decision on buying this home. If you have any doubts talk to your realtor immediately.
